Which comes first, the yard or the basement?

Usually the yard, because HOA front yard deadlines in south Utah County are real and the basement has none. The exception is a late fall closing: sod and trees wait for spring while a basement can be finished in January, so the order flips. The company says which it recommends at the first visit.

How the two projects fit together

  • Separate agreements, separate prices. A Landscape Installation Agreement and a Basement Finishing Agreement, each with its own line item proposal, draw schedule and one year workmanship warranty. There is no bundle price.
  • One point of contact. The owner and the field foreman run both divisions, so one phone number covers the sprinkler timer and the basement tile.
  • One schedule. Both projects live in Roots OS, the company's own software, so the yard and the basement are scheduled against each other and appear in one customer portal.
  • Shared site logic. Egress window wells for basement bedrooms are cut before final grade and sod go in along the foundation. A homeowner who tells both divisions about both projects avoids digging up new lawn later.

What the company will say if one should wait

If a homeowner is stretching to do both at once, the company says so. The yard has the deadline, so it usually goes first and the basement follows when the budget is ready. If no HOA clock is running and the budget covers one, the basement adds more living space per dollar at $40 to $55 per square foot.
